Once you have obtained a Seller lead, use the script below to start the process of negotiation.
INTRO SCRIPT / TEMPLATE

I represent a few select buyers that have expressed interest in  (property) .

I can see that it has been on the market for  £x  for  x days .

My buyers are looking for a deal.

I’m just  emailing / phoning  you to see what sort of deal is possible.

I’ve worked with these buyers before. They move pretty quickly once they commit.

What sort of deal can we agree?

LET THE SELLER / AGENT / SOURCER ANSWER THE QUESTION.

IF THEY ASK:

"What sort of deal are your buyers looking for?" OR THEY SAY

"I'm not sure what the seller will accept"...YOU SAY...

My buyers are looking for x% discount / x% yield.

Does this work on this deal?

If not, what have you got on your books that may work?”

LET THE SELLER / AGENT / SOURCER ANSWER THE QUESTION.

IF THE CURRENT DEAL WORKS, OR THEY HAVE ANOTHER DEAL THAT MAY WORK...ASK THE FOLLOWING QUESTION:

What is the reason for sale?
